Tenant services
Everything you need, in three places.
Pay your rent, tell us about a problem, or ask for a key. Anything else is a phone call to the office on St. George Boulevard.
Pay rent
Pay online, review statements, and set up recurring payments in the tenant portal.
Open the portalMaintenance
Tell us what needs attention and where. Urgent items should also get a phone call.
Submit a requestKeys and access
Request additional keys or access cards for your suite and your staff.
Request keysWater, fire, gas, power, or anything that puts people or property at risk should be a phone call, not a form. During office hours call the main line. Outside them, use the emergency number and it goes to someone who can help.
The tenant portal
Set it up once and stop thinking about it.
Most tenants activate the portal in the first week and never open it again except to check something. That is the idea.
- Recurring paymentsSet it once and rent goes out on the same day every month without anyone remembering to send it
- No cheque and no stampPay by bank transfer or card, from anywhere, including the night it is due
- Your full payment historyEvery statement in one place, which your bookkeeper will thank you for at tax time
- Charges broken outBase rent and common area charges listed separately, so you can see what changed and when
- More than one person can have accessGive your office manager or accountant their own login instead of sharing yours
- It works on a phoneNothing to install, and no need to be at a desk to sort out a payment
After you send a request
What happens next.
Requests go to the people who look after your building, not to a queue in another state.
It reaches a person
Your request goes to the team managing your property. Someone reads it the same day during business hours.
We work out what it needs
Some things are handled in house and some need a specific trade. Either way you find out which, and roughly when to expect them.
You hear back
If something is going to take longer than expected, we tell you. Silence is the part tenants hate, so we try not to do it.
New here
Your first month.
A short list of the things that catch people out when they move into a commercial space.
-
01
Set up the portal
Activate your account before the first payment is due so you are not doing it at the deadline. Statements and payment history live there too.
-
02
Put utilities in your name
Anything separately metered transfers to you. We will tell you which ones those are for your suite.
-
03
Send your insurance certificate
Liability coverage naming the landlord, in place before you take possession. Your agent will know the format.
-
04
Sort out signage
Sign size, placement, and lighting usually have rules from both the center and the city. Ask us first and save a permit problem later.
-
05
Save the office number
Put it in your phone and give it to whoever opens in the morning. The person who finds a problem is rarely the person who signed the lease.
