Most of a project is decided before anyone breaks ground. Having worked through this county for decades, we can see what is coming three steps out and prepare for it early, which keeps the schedule moving and keeps everyone at the table informed.

What we bring to a deal.

Partners come to us for depth in one market. Four generations of working Washington County means entitlement questions get answered before the city raises them, site conditions get priced from what we have seen on similar ground, and a schedule holds because we have run this sequence before. Our own capital goes into the deals we bring, so the underwriting a partner reads is the underwriting we are betting on.
Delivery sits in the middle of the work, and the rest of it follows. After entitling the ground and building the shell, JMI goes on to handle the leasing, the landscaping, and the maintenance call that comes in on a Saturday. A partner is never learning about their own asset from someone who inherited it.
That continuity is what a long hold requires, and it is why we will tell you early when something does not fit. We are the ones who have to live with the answer.

Four things we look for before anything else.
The ground makes sense in twenty years
Growth patterns in this county are not evenly distributed. We buy where the traffic will be, not only where it is.
The use fits what the area is short on
A building with nobody waiting for it is a vacancy with a longer timeline. Demand comes first, then the drawings.
We can build it ourselves
JMI Constructors handles the work, so the budget and the schedule are ours to hold.
We are willing to manage it for decades
Any project we would not want to still be maintaining in 2050 is one we should not be starting now.

The long view
Ownership is what makes the standard enforceable.
Most of what determines how a building holds up gets buried before anyone sees it. Base under the parking lot, flashing details at the roof, the tonnage you size the units at. A contractor handing off a build after completion sticks around through the warranty period. An owner carries it for the life of the asset, which is a different conversation when you are picking the assembly.
We have had our own buildings long enough to know which of those calls come back on us. That is what a partner is buying into. When we say what a building will cost to run, that number comes from maintenance records on properties we still own.
