Why it matters

A building is judged by year ten.

Opening day takes care of itself. What a property is like to occupy after a few winters, a few tenant turnovers, and a few thousand parking lot cycles is the part that decides who renews.

Most of what we manage, we also developed and built. That means the person deciding how to repair something usually knows why it was built that way, and the answer does not depend on finding a drawing set somebody archived years ago.

Tenants get local people. The office is on St. George Boulevard, the crews live here, and a question about your suite goes to someone who has stood in it.

What management covers

Everything after the doors open.

Some of this is visible to a tenant every day. Most of it is not, and that is usually the point.

Leasing

Marketing available suites, showing space, negotiating terms, and renewals. Prospective tenants deal with the same team that will manage the building afterward.

Tenant relations

Move-in coordination, questions about the space, signage and access, and the ordinary back-and-forth of occupying a building.

Maintenance and repairs

Scheduled service on mechanical, electrical, plumbing, and roofing, plus the unscheduled work that comes with any occupied property.

Grounds and common areas

Landscaping, irrigation, parking lots, lighting, and the shared spaces every tenant sees before they see their own door.

Vendor coordination

Trades, utilities, and service contracts, held to the same standard JMI Constructors holds on a build. One point of contact, and a person answers.

Financial administration

Rent collection, common area reconciliations, budgets, and reporting. Owners see the numbers from the people who generated them.

The part nobody photographs

Maintenance is the whole job.

A property does not decline all at once. It declines through deferred items that were cheap to fix in year three and expensive by year eight. Owning what we manage means we are the ones paying for that either way, so it gets handled correctly immediately when a problem comes up.
