One company across the whole life of a property.
JMI buys the ground, carries it through entitlement, builds what goes on it, leases the space, and manages the property afterward.
Working across all of it teaches you what a building does after everyone leaves the ribbon cutting. Which details fail in year twelve, which layouts a tenant outgrows, which corners cost somebody money later. We build to that standard on every project, on the ones we own and on the ones we hand over.
These buildings outlast the people who put them up. Someone will work in them, shop in them, and drive past them for decades. That is worth taking seriously, and it is most of the reason this work is satisfying to do.

What we do
A property moves through four stages here. We handle all of them.
Investment
We acquire commercial property in Washington County and hold it. Partners invest alongside us because JMI money goes into the same deals, and because the people reporting on an asset are the people managing it.
InvestmentDevelopment
Land assembly, entitlement, city approvals, and site design. We have worked through planning in this county long enough to know which questions get asked. We show up to those meetings with the answers already prepared.
DevelopmentConstruction
JMI Constructors has handled community cornerstone projects such as Sunset Corner, Pineview Plaza, and Mainstreet Plaza, places people in this county use every week without thinking about who built them. They were put up to last for future generations to enjoy.
ConstructionManagement
Leasing, landscaping, maintenance, tenant relations, vendor coordination, and the call that comes in after hours. Everything a property needs once the building is finished, handled by people who live in the same county as the building.

From materials to buildings
We supplied the work long
before we built it.
JMI Group began in the mid 1930s with a mill and a lumber yard, in a town of about 3,500 residents with no commercial market to speak of. What it supplied kept widening as the county grew, from lumber into other construction materials. By 1959 that included J and J Ready Mix, pouring the concrete that went into buildings, overpasses, and other community projects.
The first JMI commercial project came in 1999 in downtown St. George. Jennings Boulevard Centre, 30,000 square feet of Class-A office and medical space. It is still our home office.
Industrial ground came in the late nineties, when manufacturers started calling and there was nowhere in the county to put them. Fort Pierce Industrial Park opened that ground for manufacturers and distributors who needed more room than the city had zoned. Office, retail, and residential have followed ever since, with projects spanning across St. George and Washington County.
