Pay rent online.
Payments run through the AppFolio tenant portal. Sign in if you already have an account, or set one up if this is your first time.
First time
Setting up your login.
Five minutes, once. Do it before your first payment is due so you are not sorting it out at the deadline.
-
01
Use the email on your lease
The portal matches you to your suite by the email address we have on file. If you are not sure which one that is, call the office before you start.
-
02
Set up a login
Choose a password and confirm your details. Your account and balance appear once it connects to your suite.
-
03
Add a payment method
Bank account or card. The portal shows any processing fee before you confirm, so you will see the total ahead of paying it.
-
04
Turn on automatic payments
Set the amount and the date once. Rent goes out on schedule without anyone having to remember, and you can change or stop it whenever.
-
05
Give access to whoever pays
If your bookkeeper or office manager handles rent, they can have their own login. Call the office and we will add them, so you never share a password.
If it will not let you in
The four things that usually go wrong.
Almost every login problem is one of these. If none of them fit, call the office and we will sort it out with you.
I forgot my password
Use the forgot password link on the sign in page, opens in a new tab. The reset email goes to the address on your account, so check the spam folder if it does not appear.
It says my email is not recognized
You are probably using a different address than the one on the lease. That happens most often when someone new has taken over paying. Call the office and we will tell you which address is on file.
The person who set it up has left
Call us. We will get access moved to whoever handles it now instead of leaving you locked out of your own account.
My payment did not go through
Check the payment history in the portal first, since a failed payment shows there with a reason. If it is unclear, call the office before the due date.
While you are in there
Other things the portal handles.
Most tenants use it for rent and nothing else, which is fine. These are here when you need them.
Statements and history
Every payment you have made, in one place. Useful at tax time and useful when somebody asks what was paid in March.
Charges broken out
Base rent and common area charges listed separately, so you can see what changed and when it changed.
Maintenance requests
Submit a request that goes straight to the team managing your building, and follow where it stands.
