  • ADA restroom count and door clearances
  • Lead shielding where imaging is planned

Retail and service

  • Frontage, signage rights, and sign band size
  • Parking ratio and where customers park
  • Ceiling height and column spacing
  • Rear or side access for deliveries
  • Restroom count for the occupancy you plan

Industrial and flex

  • Clear height and column grid
  • Dock doors, grade doors, and truck turning
  • Floor load and slab thickness
  • Power service and panel capacity
  • Yard space and outdoor storage allowance

We will walk the space with you before anyone talks terms. If it does not fit your operation, we would rather say so than lease it to you and watch you outgrow it in a year.

From signing to open doors

How long it takes to open.

Durations depend on the space and the scope. This is the sequence, and we build the schedule backward from the date you want to be open.

Walk the space

You see it, we talk through your operation, and we flag anything that will need to change.

Terms and scope

JMI Constructors prices the improvements before terms are agreed, so the allowance in the lease is a real number.

Step three

Lease signing

Your attorney reviews it. We would rather answer questions now than have you find something in year two.

Step four

Permits

Improvement drawings go in for plan check. The least predictable stretch, which is why we start it early.

Step five

Build-out

Construction runs while you order equipment and hire. You get a schedule you can plan a hiring date around.

Step six

Open

Final inspections, certificate of occupancy, keys, signage, and utilities transferred into your name.

Before we can hold a space

What we will ask you for.

Stated up front so nobody is surprised. A new business and a twenty year operation get asked for different things, and we would rather talk it through than have you assume the answer is no.

Financial statements

Typically the last two years, or a business plan and personal financials for a new venture.

Security deposit

Usually equivalent to one or more months, depending on the space and the term.

Personal guarantee

Common for newer businesses. Worth raising early, since it is often negotiable.

Proof of insurance

Liability coverage naming the landlord, in place before you take possession.

Entity and licensing

Business registration, and any license your use requires from the city or the state.

Ask before you rule yourself out. Most of these are more flexible than they look.

One more thing

You are dealing with the people who run the building.

The person showing you a suite can tell you what it will cost, what can be changed, and how long a build-out takes, because those are their decisions to make. Nothing goes off to a committee in another market and comes back a week later.

Most of what we lease, we also developed and built. A question about the electrical service or the roof gets answered by the people who installed it.

Once you are in, maintenance, questions, and renewals go to the same team. Nobody hands you to a management company that has never been in your building.
