Construction
Two builders, one standard.
JMI Constructors builds commercial projects across Southern Utah. Sagestone Homes builds high end homes. Both build to the high standard we expect on everything we build.
Commercial

Same builders, two kinds of project.
A retail center and a custom home need different drawings, different permits, and a different conversation with you. Each carries its own name and its own site so you deal with people who work on your kind of project every day.

JMI Constructors
What we build, and who we build it for.
Commercial work across Southern Utah, for owners we have never met and for the company we work inside. Both get the same crews.
Retail centers
Multi-tenant centers and pad buildings, phased so early tenants can open while later buildings finish.
Office and medical
Professional buildings, including the higher power, air changes, and plumbing runs medical work needs.
Industrial and flex
Manufacturing and distribution buildings, dock and grade doors, and the utility capacity a tenant needs at opening.
Tenant improvement
Build-outs inside existing buildings, on a schedule we set with you and work to together around your opening date.
Public work
Bid and negotiated work for cities, districts, and public agencies, including the documentation those projects require.
Site work and infrastructure
Grading, utilities, parking, drainage, and the offsite improvements a city attaches to an approval.
How a job runs
The questions owners ask us.
Every contractor says the schedule and the budget will hold. These are the specifics behind how we try to make that true, written the way the question usually gets asked.
How do I know the budget will hold?
We put real numbers on a project during design instead of waiting for bid day. The budget becomes something you decided on, and if a decision moves it, you find out while you can still change the decision.
Who will my point of contact be?
A named project manager and a named superintendent, both reachable by phone. You meet them before the contract is signed, and they are the same two people you deal with for the length of the job.
What happens when something changes?
You get a conversation before you get paperwork. What changed, why it changed, what it costs, and what it does to the completion date. Nothing gets processed on a job we run without that discussion first.
Who is doing the actual work?
Trades who work in this county year round, most of them on their fifth or tenth project with us. When something needs correcting after closeout, the people who installed it are twenty minutes away.
What if the schedule slips?
You hear it from us early. A date that moves is a problem you can plan around, and a date that moves quietly is a problem you find out about the week you were meant to open.
Are you licensed and bonded?
Yes to both, and insured. Bonding capacity moves with what we have under contract at the time, so ask us where it sits when you are ready to bid.

Sagestone Homes
Building the houses that turn Southern Utah into home.
Most people building here are coming from somewhere else. They cannot drop by the site on a Tuesday afternoon, and they are making decisions about a place they have visited a handful of times.
Sagestone is built around that. One project coordinator carries your job from the first conversation through the walkthrough, and you hear from them on a schedule you agree to at the start.
- Custom and semi-custom homes
- Lots in The Ledges and across Washington County
- Design decisions handled remotely, in order, with time to think
- Regular photographs and updates from the site
- The same subcontractors JMI uses on commercial work
Subcontractors and suppliers
If you want to bid our work.
We build with the same trades over and over, and we are always glad to meet good ones we have not worked with yet.
Getting on the bid list
Send us your trade, your license, your bonding if you carry it, and a few projects you have finished locally.
How we award
Price matters and it is not the only thing. Crew availability, a realistic schedule, and how a sub handled the last problem all count.
Getting paid
Pay applications on a set cycle, and a phone call from us if something is holding one up.
Safety
Site expectations are set at preconstruction and enforced the same way for everyone, including our own crews.
